Most foothills homes run a 40- or 50-gallon tank on propane or electric, and we keep the common sizes on hand. If you're weighing a switch to tankless, we'll give you the honest math for your household — sometimes it pencils out, sometimes it doesn't, and we'll tell you which. Every install includes new supply lines, a proper drain pan and seismic strapping to California code, and expansion-tank work where your system needs it.

Repairs that make sense — and honesty when they don't

Pilot won't stay lit, breaker trips, water smells odd, tank rumbles like a kettle — plenty of water heater problems are a part, not a replacement. Thermocouples, heating elements, gas valves, anode rods: if a repair buys your tank real years, we'll do the repair. If the tank is rusting out at year twelve, we'll say so and quote the replacement on the spot.

How fast can you replace a water heater?

If you call in the morning and it's a common size, we stock it. Call the line and we'll give you a straight answer on timing. Worst case is typically next-day.

Do you handle permits and code upgrades?

Yes. Strapping, drain pan, T&P discharge line, expansion tank where required — the install is done to current California code and we handle the paperwork.

Tank or tankless — which should I get?

Tankless shines with propane, high hot-water demand and long ownership horizons; a quality tank is cheaper up front and simpler to service. We'll size it to your actual household and give you both numbers.
